What this calculator does
The estimate comes from two models. In Scotland, Scottish Water publishes household de-sludging charges, and the calculator uses them directly: scheduled £254.40, unscheduled £353.10, urgent £509.70 or the actual cost if that is more. Elsewhere there is no published tariff, so the calculator uses a private-market model built on Checkatrade’s 2026 guide — typical £175–£312.50, average about £225 — and MyJobQuote’s £150–£250 range, with size and access multipliers applied.
The result is a planning figure, not a quote. The methodology page explains the model, the sources and its limits in full.
Scheduled vs urgent
Booking ahead is the cheapest way to empty. The private-market model uses a scheduled midpoint of £225, an unscheduled midpoint of £275 and an urgent midpoint of £360, so an emergency call-out can cost more than half as much again as the same job booked in advance. Scotland’s official rates show the same shape: £254.40 scheduled, £353.10 unscheduled, £509.70 urgent. If sewage is backing up indoors, do not wait for a scheduled slot — but for everything else, plan the empty and save.
What moves the number
- Nation — Scotland has official rates; the rest of the UK is a private market.
- Booking type — scheduled work is cheapest; urgent call-outs are priced at a premium.
- Access — our model adds 18% for awkward access and 28% for remote sites.
- Tank size — larger tanks mean more disposal volume, scaled by size multipliers.
- Extra hose — long runs from the road are usually priced on top, so ask what the quote includes.
VAT on emptying
HMRC treats emptying a domestic septic tank or cesspool as generally zero-rated for VAT, while emptying an industrial system is standard-rated. See HMRC’s guidance on VAT rates for different goods and services.
