The free NI Water annual desludge
Northern Ireland is the only part of the UK where most households can get their tank emptied for nothing. NI Water provides one discretionary domestic desludge per 12 months for properties not connected to the mains sewer:

A second empty in twelve months is charged
If you need another desludge within the same 12 months, it is charged — NI Water is explicit about that. We do not quote the figure here: the charge is set in NI Water’s scheme of charges, section 8, and that is the place to check it rather than trusting a third-party price. The free service only covers the first desludge in each 12-month period.
Private carriers: the fallback
If you are not eligible for the free service — or you need an empty sooner than twelve working days — private waste carriers operate across Northern Ireland. Use the published ranges as planning figures: Checkatrade’s 2026 guide puts a typical job at £175–£312.50 with an average around £225, and MyJobQuote’s range is about £150–£250 for most homes, one to two hours on site. NIEA Consent to Discharge
Separate from emptying, private sewage systems that discharge need consent from the Northern Ireland Environment Agency (NIEA), part of DAERA. The consent sets the conditions under which the system may discharge, and it travels with the property — so when you buy a house with a septic tank, check that a consent exists and covers the system. VAT
Emptying a domestic septic tank is generally zero-rated for VAT; industrial emptying is standard-rated. See HMRC’s guidance on VAT rates for different goods and services.
